I have heard many disaster stories with building or renovating and I'm sure many of you have too. A common mistake is not have everything itemised and priced as part of a tender process. Make sure you have all your fixtures and finishes selected and clearly defined before you go to tender and/or sign a contract. This will help avoid expensive variations and short timeframes to make decisions during the building process. Apart from avoiding a budget blow-out and considerable stress you far more likley to get the result you want.

Impractical, but great to look at!
Matt white surfaces, black glass splashback with stainless steel fittings and fixtures have created a beautiful, stylish kitchen, but unfortunately there's not a lot of space for food preparation, making it quite impractical. When designing your kitchen, ensure you have enough bench space for food preparation and adequate space either side of the cooktop, for resting pots, bowls, oil bottles, etc.

Great bedhead and base, just a boring bedroom
I really like the beadhead and base, but I find this bedroom a little too boring... I'm not so crazy about the styling and colour scheme - brown rug, blanket and cushion against the cream backdrop - yawn! There's no depth. If only the stylist added another element, such as a chair, colour or pattern, it would have brought it to life.

Do your research before you start talking to builders/architects
Ensure you do some research before you start talking to architects or building companies. This will help you considerably in determining the type of look and finish you are after. Magazines, display centres and homes are all great sources of ideas. Knowing what you want will considerably reduce the amount of time taken to finalise a design and specify your finishes.

Kitchen - mixing materials
I do like the design of this kitchen, with finger pull doors, undercounter sink, narrow overhead cabinets, etc, however there's not much life to it. Is it just me? Maybe it's the timber cabinets and benchtop with the white cabinets, grey concrete floor and black trims - there's not enough depth, even with the accessories.

Bathroom - Dark and Inviting
What a gorgeous bathroom! Can't you just picture yourself having a lovely soak in this freestanding bath? I love how the charcoal wall and floor tiles highlight the bath, making it the main feature in the bathroom. The Jardan Bandy table not only personlises the room, but also adds character and warmth.

Bedhead, base and side tables - Keep it simple!
I'm showing you this bedroom purely for the bedhead, base and side tables. It's such a neat look. You can throw any old cover on the bed and it should work, as it won't be competing with other materials.
(I'm not so sure about the wallpaper on the back wall. Hmmm...)
